Packard Row leans hard on 2-bedrooms. Three 2-bed/2-bath layouts versus two 1-bed/1-baths. Prices sit close enough that the call isn't obvious. Here's every floor plan as of July 2026, the monthly delta, what the roommate split looks like, and when each layout wins.
What floor plans does Packard Row have?
Five plans. Same in-unit appliances, same community amenities, same pet policy. The July 2026 numbers:

Both 1-bedrooms are 608 square feet. The Walnut runs $50 under the Tamarack. Same layout, same footage, different position in the building. Tamarack is available now; Walnut opens August 14, 2026.

How much does a 1-bedroom at Packard Row actually cost?
Walnut: $2,250 a month. Tamarack: $2,300. Tack on the $75 monthly utility fee every resident pays, plus electricity and cable:
- Walnut: roughly $2,425 to $2,475/month all-in
- Tamarack: roughly $2,475 to $2,525/month all-in
Lease is 12 months. Deposit depends on credit. Pets are allowed. Two max, 50 pounds each, breed restrictions. One-time pet fee of $250, plus $50/month per pet.
How much does a 2-bedroom at Packard Row actually cost?
Rent starts at $2,500 (Pine, low end) and tops out at $3,015. The $75 utility fee covers the whole unit, not each person. Electricity scales with footage, so 838 to 1,022 square feet costs more to heat and cool than a 608.

When does a 1-bedroom make more sense?
When you don't want a roommate.
The per-person math on the 2-bedrooms is better by a wide margin. You'd save $900+ a month. Real money. It only works if you actually want to live with the other person.
The 1-bedrooms here are 608 square feet. A real one-person apartment. Separate bedroom with a door. Full kitchen with stainless appliances, dishwasher, microwave. In-unit washer and dryer. Patio or balcony on select units. For one person in Ann Arbor, 608 doesn't feel tight.

When does a 2-bedroom at Packard Row work better?
Three cases where the 2-bedroom wins.
You already have a roommate. Maybe a friend from a U-M grad program. Michigan enrolls over 18,000 graduate and professional students, so the pool is deep. Maybe a coworker at Google Ann Arbor or Thomson Reuters. Two incomes on one lease, split $2,500 to $3,015 two ways. Every 2-bedroom is also a 2-bathroom. Private shower, private sink, no morning queue. The kitchen and living combined runs 838 to 1,022 square feet, plenty of room to coexist.
You work from home. Hybrid or fully remote, the second bedroom becomes an office with a door. The clubhouse has a conference room, but shared space isn't a desk ten feet from your couch. Smart thermostats, smart locks, real internet. Google Ann Arbor and Thomson Reuters are both a short drive. The building went up in 2025, so nothing is retrofitted. You're a couple who wants extra space. Two people in 608 square feet is doable. Two people in a 1,022 square foot Pine with two bathrooms is comfortable. Nobody waits for the shower. Room for both sets of stuff. The second bedroom turns into a guest room, a closet annex, or a study.
Do all floor plans come with the same amenities?
Yes. Walnut or Pine, the in-unit and community list is identical.
Every unit: dishwasher, microwave, refrigerator, stove, stainless steel appliances, washer/dryer, smart locks, smart thermostat.
Community: 24-hour fitness center, clubhouse, conference room, controlled building access, EV charging stations, rooftop solar panels, bike racks, elevators, off-street parking, 24-hour emergency maintenance.
The building is smoke-free and pet-friendly. Two pets max, 50-pound weight limit, breed restrictions, $250 one-time fee per pet, $50/month pet rent per pet.
The one variable is the patio or balcony. Available on select units across every plan, 1-bedroom and 2-bedroom both. Ask the leasing staff which units have one.
1-bedroom or 2-bedroom: the math
A 1-bedroom at Packard Row costs $2,250 to $2,300/month. A 2-bedroom costs $2,500 to $3,015. Entry-level 1BR to entry-level 2BR is a $250 jump. For that $250 you get nearly double the square footage, a second bedroom, and a second bathroom.
Split it and your share drops under $1,500/month. Cheaper than either 1-bedroom in the building, with more space and your own bathroom.
Those numbers only matter if you want a roommate. If you don't, the Walnut or Tamarack at 608 square feet is a properly sized solo apartment in a brand-new building at 2111 Packard Street, a few minutes from Trader Joe's, four minutes from Michigan's central campus, with finishes (wood-style flooring, stainless appliances, smart home hardware) that usually cost more in Ann Arbor.
