Michigan Medicine residents: a match-week lease guide
What incoming Michigan Medicine residents should know about housing between Match Day (March 19, 2027) and a July 1 start, including signing sight-unseen.
Match Day 2027 is Friday, March 19, at noon Eastern. Three and a half months later, on Thursday, July 1, the new ACGME academic year starts and you're walking into University Hospital on Day 1 of intern year. The window in between is when you find a place to live, sign a lease, and arrange a move that fits around a graduation and (usually) a long-distance relocation.
This is a short field guide for that window.
The match-week timeline
The dates are public and locked. Build the calendar around them.
- Wednesday, March 3, 2027, 9:00 p.m. ET: NRMP Rank Order List Certification deadline. Most of the country files this in the last 48 hours.
- Friday, March 19, 2027, 12:00 p.m. ET: Match Day. Results land through the NRMP portal. By 1 p.m. you know where you matched.
- Late March through April: most incoming residents sign housing in this window. Six to eight weeks before the program starts is the standard lead time. Programs send orientation logistics in early April, and the rental inventory in Ann Arbor moves quickly between April and June.
- Thursday, July 1, 2027: ACGME academic year begins. Intern orientation typically runs the last week of June, with badging and EHR training in the days before. Most residents move in the second or third week of June so the apartment is set up before orientation.
Two caveats. NRMP doesn't publish a "resident lease search" calendar, so the timeline reflects what residency program leadership and resident communities consistently say, not a primary-source survey. And the formal welcome packet your program sends within a week of Match Day usually includes housing recommendations. Treat those as a starting list, not a final answer.
What a resident needs in housing
A resident's housing requirements diverge from a typical Ann Arbor renter's in a few ways that matter.
Commute first. Most Michigan Medicine residents live within a fifteen-minute drive of University Hospital. Packard Row is about eight minutes via Packard Street and South State, a route that never touches downtown and avoids most of the football-day chaos. If you're a surgical intern with 5:30 rounds, the difference between eight minutes and fifteen matters by May, when you've already paid the snooze button six times.
In-unit laundry. Residents don't have time to walk to a shared laundry room, and they definitely don't have time to drive to a laundromat. Scrubs go in on a schedule that fits between a shift and a sleep window. For a resident, in-unit washer and dryer is the default that lets the day work.
Controlled-access entry and secure parking. A 7 p.m. arrival after a 13-hour shift, or a 3 a.m. arrival after a call shift, should be uneventful. The building should let you in without fumbling. The garage shouldn't be a public lot. The unit door should have a lock you trust. Smart locks at Packard Row mean no keys to lose during orientation week.
Quiet during daytime sleep windows. Night float and call rotations mean you'll sleep at 2 p.m. some weeks. A residential building in a residential neighborhood handles this; an undergraduate-dominated one mostly doesn't. Bryant Pattengill East, where Packard Row sits, has low daytime activity. The building is smoke-free and controlled-access. Those features aren't coincidences for a building marketed to medical staff.
A workspace your partner can also use. A large share of incoming residents move with a partner. If your partner works from home, a 2BR makes very different math than a 1BR. Pine (1,022 sq ft, the largest 2BR, two real desks fit with the dining wall available for a third workstation) is the layout to look at if both of you need real workspace.
Floor plans worth a virtual tour
Most incoming residents tour virtually. Leasing walks the unit on video while you ask questions live. Three layouts to ask about.
Walnut is the compact one-bedroom at 608 sq ft, $2,250. Right-sized for a single resident who's mostly at the hospital. Premium wood-style flooring, walk-in closet, washer and dryer in the unit. It's the entry point on 1BR pricing and one of the easiest floor plans to set up before move-in.
Tamarack is the other 1BR, also 608 sq ft, $2,300. Same footprint as Walnut with a slightly different interior layout. Worth asking to see both if you're in the market for a 1BR, since which one feels right often comes down to how the kitchen and living room line up.
Chestnut is the most efficient 2BR at 838 sq ft, $2,740. Two full bathrooms, walk-in closets in each bedroom. Split with a partner or a co-resident from your program, Chestnut comes out to about $1,370 per person on a 50/50 split. The math holds up against downtown Ann Arbor 1BRs, with more space and a second bathroom.
Pine is the largest 2BR at 1,022 sq ft, $2,500 to $3,015 depending on the specific unit. It fits a real home office in each bedroom, which matters if your partner works remotely. Sized so an L-desk plus a chair fits in each bedroom, with the dining wall available for a third workstation. Hemlock at 900 sq ft, $2,749, sits between Chestnut and Pine on both size and price.
The 1BR-vs-2BR decision usually turns on whether you have a partner moving with you and what your call schedule looks like. Residents living alone often stay in a 1BR through intern year and reassess at the year-two renewal.
The drive to U-M Hospital
The route is straightforward. From 2111 Packard Street, north on Packard, left on Washtenaw, right on Observatory, which delivers you to the south end of the medical campus. Two miles door-to-door. The walk is theoretically possible. About 35 minutes if you're moving briskly. Nobody does it regularly because the route crosses several busy intersections and the time tradeoff doesn't make sense, but it's nice to know it exists for the rare day you want it.
The route avoids downtown. It avoids the I-94 corridor. It avoids the football-day road closures. Eight minutes on a Tuesday morning at 6:45. Twelve in evening rush. Fifteen on the rare day Washtenaw is genuinely slow.
Signing a lease sight-unseen
If you matched at Michigan Medicine from out of state, you're probably going to sign a lease without seeing the unit in person first. This is normal. The process works.
The virtual tour goes first. Leasing schedules a live video walk-through. You see the actual unit, ask questions, watch them open closets and check the laundry. Pre-recorded videos are also available if your schedule won't hold a live call.
The application follows. Standard rental application with employment verification through your residency program. Most programs provide a verification letter once you've accepted the position.
The lease and deposit come next. Both are sent and signed electronically. Deposit is paid before key handoff. Packard Row uses standard 12-month leases. Ask about July 1 vs June 15 start dates so the lease aligns with orientation.
Key handoff is the last step. Leasing can arrange same-day pickup or coordinate with a property manager for arrival outside business hours. Smart locks mean you don't need to physically pick up a key before move-in.
The whole process from initial tour to signed lease typically takes a week or less if you move efficiently. The bottleneck is usually the verification letter from your program, not anything on the rental side.
